EPI Baltic I is a direct real estate investment fund investing in commercial real estate in the Baltic countries. The fund's portfolio is invested in assets in Estonia and Lithuania.

EPI Baltic I is a long-term real estate investment opportunity. The fund had an initial equity base of EUR 50 million with a target investment capacity of EUR 75 million.

EPI Baltic I had its final closing in December 2005.

Investment strategy
EPI Baltic I is focused on offering exposure to the Baltic real estate markets through investments in Estonian and Lithuanian with a diversification on retail, industrial and logistic properties. The fund has invested in capital as well as larger regional cities in the two countries.

The strategy is core plus to value-added with an emphasis on rental cash flow as opposed to capital appreciation.

Structure
EPI Baltic I is structured as a Finnish limited liability company (Oy).
