BPT Baltic Opportunity Fund (REIF) is a direct real estate fund
investing in commercial properties in the Baltic States (Estonia,
Latvia and Lithuania). The fund targets institutional investors and
should be seen as a medium term opportunity investment with a
corresponding risk.
BPT Baltic Opportunity has a targetted equity base of up to EUR
100 million and a leverage of 50 %. The fund will seek to achieve
an annual dividend of more than 8 % of the nominal value per unit
once the fund is fully invested. The fund has a target annual
return on paid in capital of 15-20 %.
Investment strategy
BPT Baltic Opportunity will focus on a value-added
strategy aiming to acquire and actively manage commercial and
mixed-use properties or portfolios which are centrally and
strategically well located in the Baltic countries.
Investments will focus on the national capitals (Tallinn, Riga
and Vilnius) with an option to invest in urban areas with a
population of +50.000. Up to 20 % of the final fund size is
allocated to investments of a more opportunistic nature such as
forward funding projects. The period for investing the capital base
is 36 months. The fund term is 5 years from launch extendable by 2
years.
In order to maximize the return and minimize the investment
risks, BPT Asset Management will seek to build a diversified
portfolio of properties across cities, segments and tenants.
Structure
BPT Baltic Opportunity is registered in Tallinn (Estonia)
as an Estonian Real Estate Investment Fund (REIF) offering both
domestic and foreign investors a cost and tax efficient
structure.
